Is listing your home in the fall a good idea?
Let me share a couple of statistics I saw earlier this week. The Census Bureau and the National Association of Realtors both recently stated that inventory is at an all-time historic low. There are 50% fewer homes on the market than there were in 2006.
This low inventory means that sellers don’t have as much competition. Someone who is in the market for a new home will have fewer options to choose from at this time of year, which puts your property in a much better position.
However, buyers shouldn’t feel discouraged either. There may be less choice, but there’s also less competition on the market. Now may be a preferable time to make an offer without worrying about other buyers.
But, obviously everyone’s situation is different. Whether or not you should sell now largely depends on your circumstances. But there are several instances where listing now is a good idea. For instance, if you are going to be moving up when you sell your home, I would consider selling now.
Imagine you are moving from a $250,000 to a $400,000 home. In cases like this, getting your new home with less competition and less money is ideal. There is great incentive right now for sellers to make their move and take advantage of the market.
Also, if your home is unique then you should remember that there is no time to sell. Whether you’re buying up or have a unique property, it’s a good time to be on the property.
But, how do you find out how much your home is worth? There are a number of sites that will claim to give you this number, but you can’t really be sure that estimate will be accurate.
